Accommodations include 7 bedrooms, 14 bathrooms, formal dining room, several living rooms, multiple bars, a theatre room, game room, gym and office. Professional chefs’ kitchen with rift white oak cabinets, top of the line appliances and a beautiful, tiered stone waterfall island.
Every booking at Vacation Lux Rentals comes fully furnished with modern amenities, including smart TVs and high-speed WiFi. Kitchens are well-appointed with appliances such as a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans) or Nespresso, and toaster. Some properties may even feature specialty appliances like a crock pot or Keurig coffee maker. Kitchen: Our properties are equipped with everything you need for the maximum occupancy of the home, including full dining sets, cooking and serving essentials (plates, bowls, silverware), pots, pans, wine and drinking glasses, cooking utensils, and kitchen accessories like can openers, wine openers, and measuring spoons. We also provide a stocked spice rack with salt and pepper. In select homes, we offer cooking essentials like oil, sprays, foil, and cling wrap. House Supplies: Your rental will include a starter pack with essential items such as trash bags, toilet paper, paper towels, kitchen and dish soap, dishwasher pods, laundry pods, and dryer sheets. Check-In Instructions As per our guidelines, we require an in-person check-in to hand over keys, personally show you the home, and ensure it goes to the right reservation holder. Check-Out Instructions Check-out time is at 11am. Guests departing anytime after 11am will be charged additional fees as follows: - Departure at 12pm: 20% of the rental rate booked - Departure at 1pm: 30% of the rental rate booked - Departure at 3pm: Full day rate booked Reminder: Guests may incur additional costs for late check-out. Please be aware that reporting issues like clogged drains or other maintenance concerns does not automatically qualify for discounts or compensation. While we prioritize resolving such matters swiftly to ensure your comfort, these reports do not affect the agreed-upon rental terms or pricing. We appreciate your understanding and cooperation. Other Amenities: Your vacation home comes furnished with ample bedding, bath, face, hand, and pool towels based on the maximum home occupancy. Bathrooms are stocked with shampoo, conditioner, and liquid body/hand wash. Additionally, each property features a fully equipped laundry room with washing machines, dryers, ironing boards, and irons. Please be aware that the owner, property management company, or authorized representative may access the property with at least 24 hours' notice for showings to prospective guests, vendors, or potential buyers. We appreciate your cooperation in maintaining a clean and tidy environment during these visits. Thank you for choosing Vacation Lux Rentals. During your stay, you'll have complete access to the entire home, and we ask that you treat it with respect and consideration, just as you would your own home. Upon arrival, a VLR property manager will personally welcome you, provide a tour of the property, explain how everything works, and answer any questions you may have. You'll also receive keys or access codes at this time. CHECK-IN: Check-in time is 4 PM, but if you'd like an early check-in, we will do our best to accommodate if the property is ready. Please be advised that early check-in and late check-out requests are subject to availability and are not guaranteed.. Early luggage drop-off may also be possible but please do not return to the property before 4 PM. CHECK-OUT: Check-out is at 11:00 AM. Late check-out requests are subject to availability and may incur additional fees. Please ensure keys or remotes are left as instructed upon departure to avoid any charges. Please ensure that all keys and remotes are left on the table by the front door or the console table upon departure. This policy is strictly enforced due to cleaning schedules and potential last-minute bookings.Guest will be charged a lock rekeying fee of $650 for lost house keys and $600 for lost garage openers. Before confirming your reservation, we kindly ask you to review the following house rules. By booking with us, you acknowledge and agree to abide by these rules throughout your stay. Failure to comply will be considered a breach of your rental agreement. Noise and Music: Keep all noise and music indoors and at a reasonable level at all times, especially during the city’s quiet hours from 9 PM to 8 AM. Please be mindful of our neighbors' sensitivity to noise. Parties: Parties are not permitted on property. All guests will be immediately evicted along with forfeiting their remainder stay payment and full deposit. Disruption: No loud noise, music, or disruptive behavior upon entering or leaving the property, particularly around outdoor or pool areas. We cannot have any complaints of loud noise or music, guests being disruptive while entering or leaving the property, or excessive noise levels around outdoor or pool areas. We kindly ask all guests to be mindful of this during their stay with us. NOTE: Most outdoor music systems are disabled due to previous noise complaints. We kindly recommend bringing a Bluetooth speaker, as they are easy to connect and can be placed wherever you prefer. Absolutely no outside music is allowed past 9 PM. Disturbance to neighbors may lead to instant cancellation forfeiting guest’s remainder stay payment and full deposit. Smoking Policy: Smoking or vaping is strictly prohibited inside the house. Please smoke outside at a safe distance from the main house and clean up afterward. Any evidence of smoking indoors or cigarette butts on the ground outside may result in a $2,000 fee to offset the necessary measures to remove any residual odors. This policy will be strictly enforced. Vendor Access: Approval from property management/owner is required before allowing any outside vendors into the home. Additionally, guests are kindly requested to provide proof of insurance (COI) for any authorized vendors. Security Cameras: The residence is furnished with exterior civilian security cameras. These have been installed for safety purposes, and it is strictly prohibited to tamper with them. Any individual caught covering the security cameras will be promptly evicted. Pet Policy: All pets must be pre-approved, additional pet fees may occur. Unauthorized pets shall be charged a penalty fee and pay for any damages in the home. Concierge Services: Guest Services. We are delighted to provide an array of amenities to enrich your experience with us, such as chef services, housekeeping, luxury vehicle rentals, and arrangements for boat or private jet charters. For seamless access to our Luxury Guest Services, please contact us directly. Booking Schedule: Stays for less than seven days cannot be booked more than three weeks in advance. Therefore, we kindly ask that you send us a message before proceeding with your booking request to confirm the availability of your desired dates. Please be aware that certain properties in our portfolio are currently listed for sale or long-term lease. In the event that you book one of these properties and we are unable to honor your reservation due to this circumstance, our property management team reserves the right to provide you with a full refund or arrange accommodation at another suitable property. Monthly Reservations: Guests staying 25-31+ days will cover monthly utility costs and a separate utility deposit. Maximum Occupancy: Limited to 2 guests per bedroom. Extra Guests: Overnight guest count is calculated by # of bedrooms x 2. Per code with the city no one else allowed is able to sleep over. Pool/Spa: To gain a comprehensive understanding of pool and spa heating at our vacation rental property, please carefully review the following guidelines. Kindly be aware that pool heating is available only upon request and for an additional fee. This fee covers an initiation charge to raise the pool's temperature to the desired level and a daily maintenance fee to sustain the warmth. These charges are separate from the rental rate. The cost to heat the spa/pool is $75 per day.For pool heating, it typically takes 12-18 hours to reach temperatures above 80°F, whereas the spa/hot tub requires approximately an hour. Therefore, please request pool heating in advance (preferably at the time of booking) as it may take up to 24 hours to achieve the desired temperature. The pool pumps operate on a timed schedule to prevent the system from excessive strain. Consequently, the system does not operate overnight. Please note that the pool and spa cannot be heated to different temperatures simultaneously. After using the spa, ensure to TURN OFF SPA MODE to prevent the system from remaining in Spa Mode, which will stop the pool heating and allow it to cool down. Setting the pool temperature to 100-105 degrees will not expedite the heating process; the pool will heat up at the usual rate. Please understand that due to potential user errors, we cannot guarantee the pool's temperature. Nonetheless, we will make every effort to assist and accommodate your requirements. Bathrooms/Toilet Please be reminded: Do not flush paper towels, wipes, feminine hygiene products, or similar items down the toilet. To avoid plumbing issues, please dispose of them in the trash. Any plumbing repairs resulting from improper disposal will result in a charge. Thank you for your attention to this matter. Filming/ Events /Content Creation: Events, filming, content creation or shoots are not allowed unless there is written consent from the host. Please note any events/filming/creating content is an additional cost to use the home. Please inquire beforehand for prices. Failure to inform or find evidence shall pay 5 times the amount of the rental. Noise Meters: In conjunction with our dedication to creating a peaceful atmosphere, we have integrated decibel readers. These cutting-edge devices enable real-time tracking of noise levels. Should the noise level surpass the permissible threshold established by city regulations, we will be immediately alerted. This rapid response system empowers us to promptly address any potential noise-related concerns, allowing everyone to enjoy their time without disruption. We kindly ask all guests to respect the peaceful environment of our property and our neighbors. For this reason, use of the jacuzzi and pool is strictly prohibited after 9PM. Please refrain from making loud noises or jumping into the pool at any time. Our goal is to ensure a comfortable and enjoyable stay for everyone, so your cooperation in maintaining a quiet atmosphere is greatly appreciated. Guest Occupancy Counter: To further enhance the quality of your stay and maintain harmonious surroundings, we have also implemented Party Squasher devices. These devices play a crucial role in monitoring gatherings and the number of people present. By providing accurate insights, the guest occupancy counter assists us in ensuring that any gatherings remain within reasonable limits and adhere to the property's guidelines. We kindly request your cooperation in adhering to the noise regulations and in respecting the privacy and comfort of fellow guests and neighbors. Linens: Guests are responsible for the loss or damages of all fabrics, including but not limited to rugs, towels, and sheets. Subletting: Subletting is not permitted nor will it be tolerated. Illegal activities: Refrain from conducting illegal activities in home or the vicinity. All weapons including, but not limited to, firearms are not permitted on property. Illegal drugs, or the improper use of legal drugs, is not permitted on property. TRANSIENT OCCUPANCY: Guest is renting the Premises as a transient lodger for the number of days specified on page one from Owner who retains full legal, possessory and access rights. Indemnification: Guest hereby agrees to indemnify, defend and hold harmless the Host/Owner/Landlord, its officers, directors, managers, members, shareholders, employees, representatives, agents and assigns from and against any and all damages, claims, losses, fees penalties, costs and expenses (including reasonable attorneys’ fees), suffered, incurred or sustained by Host/Owner/Landlord resulting from or arising out of (i) Guest’s breach of any representations, warranties or covenants hereunder; (ii) any loss or damage to the Property, personal injury or loss of life (including to Guest and/or those in Guest’s party); (iii) Guest’s use of the Property and its amenities, except to the extent that such may be the result of Manager’s gross negligence or willful misconduct; or (iv) Guest’s violation of any laws or statutes during the Rental Period. We are 24/7 for all our guests. Guy is your main point of contact. However you may reach any of us by phone call or the team in group chat. For overnight emergencies Guy phone is always on, please don't hesitate to reach out to Guy for overnight emergencies you may have. Please note that your IDs are required at check-in for guests registered under this account or an approved replacement. No third parties that are not on the reservation can check in. Guest Verification Notice: To ensure a smooth and secure experience for all, we now require a straightforward verification step via our app for all new guests. This process is quick, easy, and enhances everyone's peace of mind. Additionally, we may request a signed rental agreement. Thank you for your cooperation and for being part of our trusted community.
